Oct. 8, 2025 (BOWLING GREEN, Ky.) — United Country Real Estate | Heartland Realty & Auction LLC is preparing to auction more than 1,200 acres of land and timber in Middleton, Tenn., on behalf of Girl Scouts Heart of the South (GSHS). Property preview dates are in October and November up until sale time on Nov. 13, the day of the live auction.
GSHS offers the Girl Scout experience of building courage, confidence and character to girls in 59 counties across North Mississippi, West Tennessee and Crittenden County, Arkansas. The Memphis, Tenn.-based council provides programs in STEM, Entrepreneurship, Life Skills and Outdoor Adventure.
GSHS currently owns three camp properties. Kamp Kiwani was operated on the property now for sale in Hardeman County, Tenn. The camp was closed in early 2020 during the COVID-19 pandemic and was not re-opened. The council is preparing to serve a larger number of girls and GSHS is working to align its assets with this mission.
Via the upcoming auction, there’s an opportunity for a new owner to enter the picture and purchase a property that offers a world of new possibilities. This is a secluded, unspoiled gem that represents Southwest Tennessee’s natural beauty.
“This is an amazing property which consists of 1,219 acres, including 500 acres of marketable standing timber, a private 70-acre water shed lake and all kinds of improvements,” said Ron Kirby, Principal Broker and Co-Owner of United Country | Heartland Realty. “Now, the goal is to sell this property in a competitive and transparent process.”
That process, Kirby confirmed, will culminate in a live absolute auction (selling to the highest bidder) on Nov. 13 at 1 p.m. CST, on site at 1880 Sand Springs Lane in Middleton. Leading up to the event, online bidding will open Nov. 2 at noon CST and close once the auction ends. Property previews are scheduled for Oct. 30 (1-6 p.m.), Oct. 31 (8 a.m.-noon), Nov. 7 (noon-4 p.m.), Nov. 12 (1-5 p.m.) and Nov. 13 (8 a.m.-1 p.m.). Additional preview times are available by contacting the auctioneers.
In addition to picturesque land accented by more than 3,308,000 MBF standing timber hardwoods and pine trees, the property features 59 cabins, a dining pavilion, multiple homes and multi-purpose structures, equestrian facilities with a barn, a boathouse on the lake, and more. The property will be offered as either “Tract 1-Timber,” “Tract 2-Land” or “Tract 3” as a combination of timber and land, selling in the manner achieving the highest bid price.
“The question now is ‘What will this property become?’” said United Country | Heartland Realty Co-owner and Broker Chris Gravil, who is running the auction with Kirby. “The possibilities seem just about endless, from recreational to commercial use and beyond. I could see this sale resulting in a hunting and fishing retreat, a resort development, another campground, or even as someone’s new legacy property. A lot of eyes will be on this auction. You can count on that. Bid, win and own!”
