Access:  This cabin is accessed by turning off Hwy 43 onto a private gravel driveway leading to the cabin.  There is a privacy entrance gate at the edge of the property just off Hwy 43.

Cabin:  Construction of the cabin was completed in 2010 according to the County Assessor’s records and it contains approximately 1071 square feet of heated and cooled living space with 3 bedrooms and 1 bathroom.  The cabin exterior walls are covered with rustic wood siding, green metal skirting and cedar shutters around the windows.  The roof is covered in low maintenance 26-gauge green colored metal.  There is a central heat and air system for the cabin as well as window AC units.  The cabin has a new tank less on-demand hot water heater.  Approximate room dimensions are given below:

Kitchen/Living Room:  21 feet x 22 feet – The kitchen area is open to the living room.  The floor of this room is covered with 8” wide finished pine boards.  The walls are covered with a combination of rustic barn tin and barn wood that was repurposed off the barn at the owner’s childhood farm.  The kitchen cabinets are custom made with deer antler handles.  The counter tops are formica and there is a double stainless steel sink.  All the kitchen appliances shown in the pictures convey to the new owner.

Bedroom #1:  11 feet x 12 feet – This room has a double window that provides a view of Sardis Lake.  There is and exterior door that leads to the outdoor deck area. There is painted and textured sheetrock on the walls and ceilings and the floor is covered with rustic wood colored laminate flooring.  This room has a side closet measuring 2.5 feet x 6 feet.

Bedroom #2 and Bedroom #3:  10.5 feet x 11 feet – The bedrooms have textured sheetrock on the walls and ceilings.  The floors are covered with short brown carpeting. There is a ceiling fan/light for each bedroom and windows that provide natural lighting.  Each bedroom has its own window AC cooling system.  One of the bedrooms has an exterior door that leads to the Outdoor Shower area.

Bathroom:  5 feet x 14 feet – There is a single sink, vanity and light, toilet and large walk-in tiled shower.  The floor is covered with ceramic tile.   There is a wall linen storage cabinet.

Utility Room/Closet/Pantry:  5 feet x 6 feet – This room houses the inside air handling unit for the HVAC system, the tank less on-demand hot water heater.  This room can be used as a pantry, closet space or storage of cleaning supplies.

Covered Cabin Front Porch and Back Deck:  5.5 feet wide x 53 feet long – There is a nice covered front porch area that wraps around to a rear deck measuring 11 feet x 17.5 feet.  The front porch and deck provide great views of the yard area, Sardis Lake and mountains in the distance South of the cabin.  This would be the ideal spot to sit and drink your morning coffee while taking in the great views and observing the many types of wildlife that are frequently seen around the property.

Carport:  There are two carports close to the cabin that can be used to park vehicles under.  The open carports are all metal construction and measure roughly 18 feet x 20 feet.  The carport closest to the cabin porch has electrical wiring.

Shop/Boat Storage Building:  22 feet wide x 25 feet long.  There is a nice all metal building with concrete slab foundation, electrical wiring & outlets, spray foam insulation and lighting.  This building has a 9 foot wide x 8 foot tall roll-up metal door and 3 foot metal walk through door.  Additionally, there is a nice wood burning stove and some nice work/storage benches on two sides of the shop.

Note:  This building could easily be converted into a guest cabin if desired.  The building already has electric run to it and there is a rural water line approximately 20 feet behind the building that could be tapped into. 

Fishing Pond with Dock & Fountain:  There is a nice pond beside the cabin with a tee shaped wood deck and also a water fountain with night light.  This pond has been stocked with Blue Cat, Channel Cat, Largemouth Bass and Perch. 

Equipment Storage Building:  10 feet wide x 16 feet long.  The building is all wood construction.  There is electrical wiring to the building.  It is currently used for storage of hand tools and other small items.

Outdoor Shower:  There is an outdoor shower area at the side of the cabin that the current owners use in the summer months.  The building has a dressing area and a shower area and measures roughly 4 feet wide x 8 feet long.  The exterior of the building

Fish Cleaning Station:  There is an outdoor area that the current owners use to clean fresh fish caught from Sardis Lake.  Water and electricity are at this area.

Outdoor Pavilion – Fire Pit – Water Fall Fountain:  There is an outdoor pavilion at the side of the cabin measuring 10 feet wide x 12 feet long.  The pavilion has electrical wiring and lighting.  There is a nice rocked fire pit area and a rock water fall fountain.  There is an outdoor charcoal grill and also an area set up to play horse shoes.  This is a great area to sit in the evenings to enjoy the warmth of a nice fire and the sound of rustling water.  The current owners have wired in speakers to listen to music.

Land:  The cabin sits on roughly 2.1 acres (more or less) of gently sloping and well drained land.  The land contains a nice stand of scattered mature hardwood timber that is native to southeastern Oklahoma.  The south side of the property has frontage to the US Corps of Engineers land around the lake which provides direct access to the shoreline of Sardis Lake approximately 350 feet away.  There is an established raised bed garden area on one side of the property that can be used to raise fresh garden vegetables.
