Details

From virtually any place on the ranch the views can only be described as spectacular, encompassing mountain ranges to the north, south, east and west. Nearly a mile of Needle Creek runs through the property and fishing is available in Needle Creek Reservoir located just one half mile from the property. Irrigated meadows, timber and abundant wildlife - This is what you picture when you think of Colorado! While offering a very private setting one of the exceptional qualities of this in-holding within the Gunnison National Forest is the close proximity to a significant town, Gunnison, Colorado just
30 miles away.

Locale
Gunnison lies between Pueblo and Grand Junction and is accessible via US Highway 50. By highway Gunnison is 200 miles southwest from Denver, 165 miles west from Colorado Springs and 125 miles southeast from Grand Junction, Colorado.

Gunnison is a typical western Colorado community supporting many of the Rocky Mountain’s best traditions of outdoor recreation and ranching. Located in the valley of the Tomichi and Gunnison Rivers, Gunnison provides a central location for access to Gunnison National Forest, four wilderness areas, state recreational areas and BLM land. Within each of these areas outstanding hunting, fishing, scenery and other recreational activities abound.

Gunnison’s year-round commercial air service is provided by United and United Express. The airport and its 10,000 ft runway allows for charter service, fueling and hanger facilities.

Other nearby resort and recreational communities are Crested Butte, Lake City and Monarch Ski Area.

In addition to the above listed world-class winter recreation locations numerous other amenities are offered in the Gunnison Area such as golf courses, white water rafting, jeep/ATV trails, hiking and horseback trails.

Location of Property
Located 35 minutes east of Gunnison, Colorado near the base of the Continental Divide. From Gunnison, travel 20 miles east on Highway 50 to Doyleville, then southeast 7.5 miles to the property. The property’s location in Saguache County is a benefit through minimized building and zoning requirements and tax rates over
other locations within Colorado.

Terrain & Surrounding National Forest
This secluded pocket of land is located in a small drainage and ranges from creek bottom to irrigated hillside to treed terrain with aspen and pine. Beautiful rock outcroppings and at an elevation from 8,500 to 9,000 feet. Approximately 80 acres irrigated pasture, 70 acres dry land pasture, and balance of the land is in improvements.

Surrounded by the Gunnison National Forest, the attached land sweeps upward into aspen and dark timber and continues for thousands of acres in each direction. A property with “end of the road” privacy, it is difficult to find such an in holding with secured year-round access – this is one of those unique finds.

Improvements
The property has extensive infrastructure improvements. Built in anticipation of constructing a large main residence the current residence is a 1997, 16’ x 80’, 3-bedroom 2-bath deluxe mobile home in good condition. A 12’ x 15’ attached mudroom and attractive 12’ x 36’ deck complete with a 6 person hot tub are included. This will make an excellent manager’s quarters or second residence.

The site has been beautifully landscaped with manicured lawns, flowerbeds, rock and water features, stone pathway and stonework terraces, a flora garden, and all with full underground sprinkling system. A green house, pump house, and garden
building are located near the home.

Two cabins - one constructed in 2003 and one in 2005

Cabin number one was constructed in 2003 for onsite living for a handyman or caretaker’s quarters. This efficiency cabin can also be used for an overflow of guests.

Cabin number two was constructed in 2005 is utilized as a very comfortable two bedroom/one bath/kitchen living room combo as a guest house. This charming structure provides your guests a very relaxing atmosphere. The large deck invites people to sit back and enjoy the fabulous views of the Colorado High Country.

Trophy room building: Completed in late 2007 this building has it all -- wet bar, powder room, and spacious room for entertaining. The high walls (14 feet) allow for the trophy hunters display or for artwork and other collections. All of the interior walls were finished first in three quarter inch plywood and then half inch sheet rock. The custom wooden base boards, chair rail and crown molding are finished in a deep mahogany color which matches the custom cupboards in the wet bar area. Under the cupboard lighting showcases the granite countertop and back splash.

Equestrian Facilities: Nicely designed equestrian improvements, including a 80’ x 160’ riding arena, 60’ round pen, 5 separate 10’ x 16’ stock pens, and 27’ x 72’ pole catch pen are all complete. Bedding in arena was specifically laid for the footing of young horses, with 14” bedding in arena, 10” in round pen, 8” in catch pen, and 4” at hitching
rail. Water and the septic system are in place for an additional barn facility. The property is crossed fenced for 5 grazing pastures. The current owners easily pasture 20 horses on the property from May through mid-November, with expected feeding during winter months.
A 40’x 40’ equipment shop complex is fully equipped with power, heat and water. This shop complex is nicely designed and very well maintained. This area includes two (2) – 15’x 20’ Weatherport structures, and a small storage building, and two (2) RV hook ups which can accommodate up to 4 RVs.

 Septic systems – three (3) 1500 gallons septic systems currently in place. Located at current residence with capabilities for second future home and proposed cabin site. At shop and Cabin Trophy Room area, and third future barn site. Permitted and approved gray water system also in place at this location.

 Three (3) propane tanks, 1 – 1500 gallon and 2 – 500 gallon tank are in place near the shop and cabin area.
 Head gates and weirs on the irrigation water sources.
 The Storage Building is built on a 4’ insulated crawl space with water, power, phone, and septic in place.

Water & Water Rights
Water rights include 349 shares of the Needle Creek Reservoir Association, which irrigate approximately 80 acres of pastureland. One well is permitted and in place near the house and supplies all water for improvements and livestock at the corral area. Access to watering from Needle Creek or stock tanks have been established in each of the 5 pastures. Additional water wells may be added (one per every 40 acres).

Subdivision Opportunities
The property can easily be divided into four forty-acre parcels allowing for the purchaser to keep part of the tract and sell the rest.

Hunting, Fishing and Wildlife

This property’s exceptional location allows for hunting, fishing, and hiking out your back door. Located in Division of Wildlife Unit 551, wildlife is abundant on and surrounding Needle Creek Estate. This is an over-the-counter Unit for elk, bear and blue grouse, draw for mule deer and antelope, and by quota for mountain lion. The Gunnison Basin is home to several Wilderness areas. No motorized vehicles
are allowed in the Wilderness, and the Ranch lays near the West Elk, Raggeds, Fossil Ridge, and LaGarita Wilderness areas offering thousands of acres of pristine hiking and horse backing riding experiences.

From the property, you can horseback ride directly to the Continental Divide and access the famous Colorado Trail. This system of trails allows horseback riders and hikers to experience the most spectacular and non-road accessible mountain terrain in the state. You can ride for days without seeing another person.

Needle Creek runs year-round through the property for nearly a mile. This creek is lined with Willow and Cottonwood trees adding to the beauty of the property. A series of holding ponds and pools could easily be established on the property along Needle Creek, increasing the fishing or water features of the property.

Needle Creek Reservoir is located 1/2 mile south of the property. This hidden 37 acre reservoir is a favorite for lake fishing for the small few who know it exists. Allowing small motorized boating for fishing or relaxing, it also offers great winter ice fishing.

Conservation Easement Potential

The ranch has excellent potential for a Conservation Easement. A buyer could offset some of the investment price through the tax benefits of placing of a conservation easement on all or a portion of the ranch. A thorough review of a buyer’s short and long-term goals and financial position would determine if this method of land preservation would be a benefit to the buyer. Contact the Listing
Broker for additional information regarding this land preservation and tax benefit alternative.
