Blackfork River Recreational Property - National Forest Fron

38885 Blackfork Trail, Mena, Arkansas 71953 | Scott County

Details

Location:  This “One of a Kind” property is nestled at the base of the majestic Blackfork Mountain Range in South-eastern Oklahoma in the heart of the Ouachita National Forest.  The Blackfork River is the north property boundary and is a deep hole of crystal clear water that provides recreational opportunities for fishing, swimming, kayaking and boating.  The West, South and part of the East property boundaries have frontage to the 1.5 million acre Ouachita National Forest, which provides hunting opportunities for whitetail deer, eastern wild turkey, black bear, wild hog and other small game as well as direct access to an impressive network of ATV, hiking and horseback riding trails that are operated and maintained by the US Forest Service.  The 13,000 acre Blackfork Wilderness Area is approximately one mile South of the property and contains extensive areas of protected and unlogged old growth forest.  The property is located on the Oklahoma/Arkansas state line between the small and peaceful communities of Haw Creek, Oklahoma and Blackfork, Arkansas.  Nearby towns include Heavener, Talihina and Mena.   Broken Bow Lake, which offers some of the best fishing in Oklahoma, is only a short 45-minute drive away to the South.  Sardis Lake, Cedar Lake and Wister Lake are only minutes away as well.  The Talimena Scenic Drive is 3.5 miles South.  The property is about a 1-hour drive from Fort Smith, Arkansas and about 4 hours from Dallas, Texas.

Services to Property:

  • Rural Electricity:  Rural electric service is approximately ¼ mile from the North property line.
  • Water Well:  It is common in this area for homes and cabins to have drilled water wells.  Ground water can typically be found 100 to 250 feet below grade.
  • Septic System:  Conventional septic systems are commonly used in this area and considered to be virtually maintenance free.
  • Cellular Service:   Great AT&T cell service from the middle of the property.
  • Solar:  This property has great south facing exposure to sunlight for optimum solar panel efficiency.
  • LPG Gas:  Propane gas can be purchased from the near-by small towns.
  • Rainfall:  This area of has an average yearly rainfall of 48 to 50 inches.  It is very practical to install a rainwater collection system.

Property Access:  This property has legal access.  A county maintained road (E1546) runs just North of the property and there is a surveyed legal easement off the county road to the North side of the property.  To access the property, you have to cross the Blackfork River.  There is an existing low water bridge across the river, but it is in need of some repair work.  The property can be viewed and accessed by driving around the existing bridge.

Land:  There are approximately 190 acres of land included in this transaction.  The land is covered with a nice mix of open fields with native grass and areas with nice stands of young native timber including a diverse variety of oak trees, native shortleaf pine and sweet gum.  There is a field along the Blackfork River that the current owner uses to bale hay. This area contains a deep sandy loam type soil.  The property elevation increases toward the south side of the property which has rockier and well drained soil.

Hunters Cabin:  There is a rustic off-grid hunters cabin on the property with covered front porch.  The cabin is an open room with couch, some shelving and wood burning stove.

Perimeter Fencing & Fire Lanes:  There is fencing around most of the property perimeter.  The fencing was constructed using metal mesh wire and 8 foot tall metal tee posts.  Additionally, there is an established fire lane around the property perimeter which would make it easy to conduct controlled burns to enhance habitat for eastern wild turkey and whitetail deer.

Property Terrain:  There is a layer in the Mapright link at the bottom of this advertisement for a topographic map.  The property elevation varies from 780 feet at the North property line to 1040 feet at the South property line.  In the centre of the property is a level elevated section of land that provides and amazing view of several mountain ranges to the South and West.  This would be an ideal location to construct a home or cabin.

Sources of Water:  The north property line has approximately 400 feet of frontage along the Blackfork River.  Additionally, the West property line adjoins the Ouachita National Forest area and the new owners will have access to an additional 1 mile of river frontage on National Forest land.  The Blackfork River is a beautiful hole of crystal clear water that provides a year round source of water for local wildlife as well as great recreational opportunities for kayaking, swimming, fishing and boating.  Additionally, there is a nice pond located on the southern portion of the property and there is a seasonal creek that flows through property.

Property Survey:  We have estimated that there is approximately 190 acres of land to be included in this transaction.  The sellers have ordered a property survey and the list price will be adjusted based upon the exact amount of acreage determined by a licensed professional land surveyor.

Mineral Interests:  The Sellers do have some mineral interests in the property.  Any mineral interests that they own will convey to the new owners.

Comments:  This property is the ideal setting for a relaxing and peaceful weekend getaway from city life or even a full time residence.  No traffic, no hurrying, just simple life away from the hectic city.  This is a very unique property that provides access to the Blackfork River and also frontage to the Ouachita National Forest for other recreational opportunities.  The mountain views from this property are spectacular.  In my opinion, this property can be classified as true “Investment Grade Property”.
